Case Study 1

Historic Urban Restaurant Buildout — Downtown Columbus, OH

Project: Burgerim Restaurant

Location: Ground floor of the Lazarus Building, Downtown Columbus, Ohio

Project Type: Historic building conversion / restaurant buildout

Client Type: National franchise brand

The Challenge

This project was located in the ground level of the historic Lazarus Building in downtown Columbus — a landmark structure originally completed in 1909 as the flagship department store of F. & R. Lazarus & Company. The building has since been extensively renovated into a mixed-use structure that houses offices, cultural spaces, retail, restaurants, and government tenants.

Because of the building’s historic status and active mixed use, this buildout required:

  • Specialty permitting and historic compliance tied to the adaptive reuse of a century-old structure
  • Intense oversight from landlord stakeholders whose offices were located within the same building
  • Coordination of infrastructure work (e.g., core drilling drains to the basement, sprinkler reconfiguration, fire alarm testing) with minimal disruption to existing occupants and operations

The location’s historical prestige and the presence of occupied office space above added layers of complexity beyond a typical restaurant buildout.

Our Approach

BuildOut USA executed the project with a rigorous sequence of planning and coordination:

  • Secured historic-site and jurisdictional permits required for work in adaptive reuse spaces
  • Planned trade sequencing to isolate noisy and disruptive tasks from occupied spaces
  • Performed structural and utility work (including core drilling to the basement) while maintaining quiet zones above
  • Reconfigured life-safety systems (sprinkler and fire alarms) with coordinated inspections
  • Maintained continuous communication between the client, landlord, historic preservation officials, and building management

Every step was documented and scheduled to ensure zero impact on landlord offices and uninterrupted operations within the building.

The Result

  • Delivered a complex historic restaurant buildout on schedule
  • Completed required specialty permits and passed inspections without rework
  • Maintained uninterrupted operation in occupied building spaces
  • Execution quality on this project contributed to increased confidence from the franchisor, supporting the awarding of nearly 100 additional buildout locations nationwide

Outcome: A highly technical restaurant buildout in a historic, mixed-use environment that demonstrated execution discipline and reinforced national rollout trust.

Urban High-Rise Retail Buildout — Philadelphia, PA

Project: Sweet Charlie’s Rolled Ice Cream

Location: Ground floor of high-rise condominium, Downtown Philadelphia, PA

Project Type: Retail restaurant buildout

Client Type: Multi-state restaurant brand

The Challenge

This project was located on the ground floor of a downtown high-rise condominium, requiring close coordination with building management, strict work hours, and adherence to union labor requirements. Access was limited, inspections were tightly scheduled, and the project carried a fixed opening date tied to the client’s broader expansion plans.

As the second location in a multi-state rollout, the client required consistent execution, cost control, and minimal disruption to surrounding residential and commercial occupants.

Our Approach

BuildOut USA managed the project with a focus on coordination and discipline, including:

  • Scheduling and managing union trades
  • Coordinating work within a mixed-use, occupied high-rise environment
  • Sequencing inspections and approvals to protect the opening timeline
  • Tracking costs closely to maintain budget discipline
  • Maintaining regular communication with the client and building stakeholders

All work was planned to minimize impact on neighboring units while meeting brand and life-safety requirements.

The Result

  • Opened on schedule
  • Delivered within 1.9% of budget
  • Met all union, building, and inspection requirements without delays

Outcome: A successful urban retail buildout that supported continued multi-state expansion and reinforced the client’s confidence in rollout execution.

National Retail Upgrade Program — Multi-Location Rollout

Project: Boost Mobile Retail Upgrade

Initial Location: Columbus, OH

Project Type: Retail store upgrade / brand refresh

Client Type: National wireless retailer

The Challenge

The client launched a nationwide retail upgrade initiative requiring consistent execution across hundreds of locations. The program demanded strict adherence to updated brand standards, accelerated timelines, and coordination across multiple jurisdictions with varying local requirements.

Many locations were required to remain open during regular business hours, meaning construction activities had to be completed after hours to avoid disrupting customers and daily operations. The initial Columbus, Ohio location served as the benchmark project, establishing expectations for quality, sequencing, and scalability before national expansion.

Our Approach

BuildOut USA approached the project with a rollout-first mindset, treating the initial location as a prototype for national execution. Our team focused on:

  • Implementing updated brand standards within active retail environments
  • Scheduling crews to work after hours where stores remained open during the day
  • Sequencing work to minimize downtime and customer impact
  • Coordinating inspections and approvals to support rapid turnover
  • Establishing repeatable execution standards that could be deployed across multiple markets

This disciplined approach ensured consistency, predictability, and operational continuity as the program scaled nationwide.

The Result

  • Successfully completed the initial Columbus location on schedule
  • Maintained uninterrupted store operations where required
  • Met all brand, operational, and compliance requirements
  • Performance on the initial project led to the awarding of a 250+ location national rollout

Delivered 250+ locations on time, every time.

Outcome: A scalable, repeatable retail upgrade program executed with schedule discipline, operational sensitivity, and national consistency.
